More amenities don't always create more bookings.

Many Airbnb hosts believe that adding more amenities automatically makes their listing more attractive.

So they keep checking boxes.

Blender.

Board games.

Yoga mat.

Ice maker.

Books.

Welcome basket.

Before long, their listing has 70 amenities.

Yet bookings barely change.

Because guests don't book the property with the longest amenities list.

They book the property that best solves the reason they're traveling.

Guests Aren't Looking For Amenities

They're looking for confidence.

A family doesn't search for a washing machine.

They're wondering:

  • Can we wash clothes during our stay?
  • Will we have enough towels?
  • Will traveling with kids be easier?

A business traveler isn't searching for a desk.

They're asking:

  • Can I comfortably work here?
  • Will the Wi-Fi be reliable?
  • Can I take video calls?

A couple planning a romantic getaway isn't comparing coffee makers.

They're imagining sunsets, privacy, relaxation, and memorable moments.

Amenities are simply evidence that those experiences are possible.

Different Guests Value Different Things

The amenities that matter depend entirely on who you're trying to attract.

For example:

  • Families care about cribs, high chairs, laundry, and safety.
  • Digital nomads care about Wi-Fi, workspaces, and quiet.
  • Luxury travelers value views, hot tubs, premium kitchens, and design.
  • Pet owners look for fenced yards, nearby walks, and pet-friendly spaces.

Trying to appeal to everyone often makes your listing less persuasive to everyone.

Lead With Your Best Amenities

Many hosts bury their strongest features halfway through the listing.

Guests shouldn't have to hunt for your biggest selling points.

If your property has:

  • Ocean views
  • A private hot tub
  • Fast verified Wi-Fi
  • A heated pool
  • Free parking
  • A walkable location

Those should appear immediately in your photos, title, description, and captions.

Great listings repeat their strongest selling points naturally throughout the guest journey.

Reviews Tell You Which Amenities Matter

Your guests already tell you what they value.

Read your last 20 reviews.

Which amenities are mentioned repeatedly?

If guests constantly praise:

  • The coffee station
  • The comfortable beds
  • The incredible view
  • The outdoor space
  • The fully equipped kitchen

Those deserve far more attention in your listing.

On the other hand, if no guest has ever mentioned your welcome basket, it probably isn't influencing bookings.

Don't Just List Amenities—Sell Their Benefit

Compare these two descriptions:

❌ Coffee maker.

✅ Start your mornings with freshly brewed coffee while watching the sunrise from the balcony.

The amenity didn't change.

The experience did.

Guests buy experiences.

Amenities simply support them.
