Airbnb Description Before and After: How to Turn Property Facts Into a Complete Listing

A property can offer everything a guest needs and still have a listing that makes those advantages difficult to find.

The problem is often how the information is organized. A vague title, a generic opening and an incomplete description leave guests doing extra work to understand the stay.

This worked example shows how to turn a short property description into clearer listing content using the principles behind Guest Intent Optimization™.

The property and wording below are illustrative. They demonstrate the writing process rather than measured booking or ranking results.

Start with verified property facts

Before rewriting anything, establish what the property actually offers. For this example, the brief contains these facts:

  • A two-bedroom apartment that accommodates four guests.
  • One queen bed and two single beds.
  • A private balcony.
  • A kitchen with an oven, stovetop, refrigerator and cookware.
  • A washing machine.
  • One included parking space.
  • A dedicated desk and Wi-Fi, with no verified speed measurement.
  • A beach approximately ten minutes away on foot.
  • A second-floor location with stairs and no elevator.

These details are enough to write useful copy without inventing a sea view, promising fast internet or describing the apartment as accessible.

Airbnb’s advice on setting clear guest expectations is a useful reference for this step.

Before: a description that leaves questions unanswered

Beautiful, cozy apartment in a great location. Perfect for your next getaway! Enjoy comfortable rooms, amazing amenities and everything you need for a relaxing stay. Close to the beach and local attractions.

The wording is positive, but it tells guests little about the property.

How many people can sleep comfortably? What are the beds? Is parking included? Can guests cook or wash clothes? How close is the beach? Are there stairs?

Answering those questions gives guests practical reasons to consider the apartment.

After: a title that leads with distinctive features

Before: Beautiful Apartment in a Great Location

After: Balcony & Parking | Walk to the Beach

The revised title highlights specific features from the brief. It also places useful information near the beginning, where guests can see it if the title is shortened on a smaller screen.

The beach walking distance should be checked before publishing. Avoid calling a property “beachfront” when guests need to walk to reach the shore.

Read Airbnb’s listing title guidelines.

After: a summary that helps guests assess the fit

Stay near the beach in this two-bedroom apartment for four. Start your morning on the private balcony, cook in the kitchen and enjoy the convenience of a washing machine and included parking. A queen bed and two singles suit couples, friends or families. The beach is approximately a ten-minute walk away. Please note: the apartment is on the second floor, reached by stairs, with no elevator.

This opening gives guests a quick picture of the stay. It combines appealing features with practical information, including a restriction that could affect their decision.

The summary introduces the property. The longer sections can then explain the details without repeating the same opening.

After: a detailed description organized around the stay

The space

The apartment accommodates up to four guests across two bedrooms. One bedroom has a queen bed; the other has two single beds.

The kitchen includes an oven, stovetop, refrigerator and cookware for preparing meals during your stay. A washing machine is also available.

Step onto the private balcony for a morning coffee or some time outdoors. If you need to use your laptop, the apartment includes a dedicated desk and Wi-Fi.

Each paragraph covers a useful part of the experience. The wording avoids claims such as “perfect for video calls” because the brief contains no verified internet performance information.

Location

The beach is approximately ten minutes away on foot. One parking space is included for guests arriving by car.

Specific distances help guests plan. Add restaurants, transport options or attractions only after checking their location and relevance.

Other things to note

The apartment is on the second floor and is reached by stairs. There is no elevator.

Wi-Fi is provided, but a measured connection speed is not currently available.

Important limitations belong where guests can find them. Clear information helps people decide whether the property meets their needs.

What makes the revised listing stronger?

The rewrite makes the existing property facts easier to use:

  • A specific title: Balcony, parking and beach proximity replace vague praise.
  • A useful opening: Guests can quickly assess capacity, sleeping arrangements and key amenities.
  • Readable sections: Related information appears together.
  • Accurate expectations: Stairs and unverified Wi-Fi performance are addressed.
  • A consistent story: The title, summary and details describe the same property.

How Guest Intent Optimization guides the process

Guest Intent Optimization starts with the guests most likely to choose the property and the information they need to make that decision.

In this example, separate beds, cooking facilities, laundry and parking could matter to a family or small group. Beach proximity and the balcony add reasons to consider the stay. The stairs help guests identify whether it is suitable.

The process is to establish the facts, identify the strongest reasons to book, organize the content and check that the finished listing sets accurate expectations.
